Oakridge is a mature suburban community in the southwest quadrant of Calgary. Its boundariescomprise of the Glenmore Reservoir (90th Ave) to the north, Tsuu T’ina First Nations Reserve (Tsuu T’ina Trail) to the west, the community of Cedarbrae (Southland Drive) to the south, and the community of Palliser (24 th Street) to the east. In 1956 the City of Calgary annexed the area from the County of Rocky View and then was subsequently established as a community in 1968. Most of the residential construction was done in the 1970’s however there have been some complete high-end reconstruction projects undertaken in the past few years. Having direct access to Glenmore Reservoir through South Glenmore Park, the Anne Arnold Off Leash Park and the Weaselhead Flats have long been the main attraction for residents in Oakridge and with the recently completed SW Ring Road, the community is experiencing a evitalization of younger, growing families seeking to purchase and renovate homes and take advantage of the long list of attractive amenities in the area.

The most recent City of Calgary census for Oakridge indicates that of the 2280 occupied private dwellings, 75% of the homes are Single Detached homes, 2% are Semi-Detached (Duplex), 22% are Row/Townhouse, with the remaining 1% as Apartments. There is a new mixed-use redevelopment underway in the southeast region of Oakridge in conjunction with the Co-op and will encompass more efficient, modern Coo-op services (food centre, gas bar, car wash, liquor store) along with a professional building and various mixed-use residential buildings as approvals advance. Expected completion for the redevelopment is projected to be sometime in 2026.

The north half would be the self-proclaimed “Estates” region of Oakridge with these homes having the larger sized dwellings/lots of predominantly 2-Storey layout with double attached garages. The recent 2-Storey homes sold in this north area range in size from 1730 to 3300 sqft (average of 2360 sqft) with a price range from around $600,000 to $1,200,000 (average roughly $800,000). Conversely, the southern region was developed primarily with Bungalows ranging as low as 1000 sqft to as high as 2100 sqft (average of around 1300 sqft). The recent sold prices for these Bungalows has ranged as low as
$400,000 to as high as $975,000 (average of around $575,000). The community has many other floorplans inter-dispersed such as 2-Storey Split, 3/4/5-Level Splits, as well as a few Bi-Level homes.

No doubt the community of Oakridge directly benefits from the great recreational amenities in South Glenmore Park (popular Variety Spray Park, new Bicycle Pump Track, Tennis Courts, Glenmore Sailing Club) the ever-popular Anna Arnold off leash dog park and the Weaselhead Natural Area, however, there are also 12 other parks/greenspaces within the community with playgrounds, interconnected bike paths and of course the Oakridge Community Association that hosts many popular events and programs children, adults and seniors alike. There is fitness facilities, a squash court, 6 outdoor tennis courts, multipurpose rooms, an indoor arena and an outdoor skating rink as well as a community garden!! Also close by is the Southland Leisure Centre, only a few blocks to the east on Southland Drive where you’ll find a so much more for your various fitness needs including a large indoor waterpark, twin arenas, climbing wall, gymnastic programs… just to name a few!

What’s Not to Love

Palliser is a mature suburban community in the southwest quadrant of Calgary. Its boundaries comprise of the community of Bayview (90th Ave) to the north, the community of Oakridge (24th Street) to the west, the community of Braeside (Southland Drive) to the south, and the community of Pump Hill (19 th Street) to the east.  The community takes its name from the early explorer/geographer John Palliser, who led a British expedition to what’s now Western Canada from 1857 to 1861. The community of Palliser was established in 1967. Until 1991, the area east of 19 th Street was part of Palliser but was separated and established as its own community known as Pump Hill. Most of the residential construction was done in the late 1960’s however just recently there has been an ultra-luxury new home rebuild at a sale price of $1,450,000.

Along with the community of Oakridge, Palliser residents have been taking advantage to having direct access to Glenmore Reservoir through adjacent South Glenmore Park and the Weaselhead Flats Natural Area, and with the recently completed SW Ring Road, the community is experiencing a revitalization of younger, growing families seeking to purchase and renovate homes and take advantage of the long list of attractive amenities in the area. The most recent City of Calgary census for Palliser indicates that of the 1715 occupied private dwellings, 27% of the homes are Single Detached homes, 10% are Semi-Detached (Duplex), 17% are Row/Townhouse… the remaining 46% are Apartments with a large majority being accounted for with a purpose built, rental unit, high-rise tower on the northeast corner of the community. Palliser offers a broad spectrum of housing options styles and prices within these dwelling categories.

The northern 2/3 region (north of 98 th Ave) comprises primarily of detached homes having spacious lots and a balanced mix of 2-Storey, Bungalow, and Split-Level layouts with most having either a double, attached or detached garage. The southern 1/3 (south of 98 th Ave) comprises of primarily row/townhouse and semi-detached homes. This latter semi-detached (duplex, side by side) home type was developed into the community at a higher percentage as compared to other communities in the city and integrated as desirable adult living, condominium complexes. There are four complexes with both bungalow and 2-storey floor plans and can be found in the south-central and north-east regions of the community. The price point for recently sold detached homes range from an average of $630K for bungalow and split-level floorplans (avg 1360 sqft) up to $690K for 2-storey floorplans (avg 2000 sqft). The semi-detached (duplex, side by side) homes range from the mid $300’s to high $700’s (1100 –2200 sqft) depending on the specific condominium complex. Within a short drive you can find so much more at Glenmore Landing to the east and a new Costco just south on the Ring Road.
